Whereas, Judgment of Foreclosure has been rendered against certain parcels of real property and personal property for taxes, assessments, charges, penalties, interest and costs as follows:

Manufactured Home: 1994 Skyline Spruce Ridge Supreme located at 730 Randolph Road, Mogadore, Ohio 44260; mailing address 724 Randolph Road, Mogadore, Ohio 44260; Suffield Township; Auditor's Account Number 08129.

Name and address of last known owner: Kay E. Kerns, 730 Randolph Road, Mogadore, Ohio 44260; Suffield Township

Amount of Judgment (1) for Property Taxes: $8,830.00; (2) Judgment for Manufactured Home Taxes: $1,400.00; (2) for Court Costs: $3,292.34; "MINIMUM BID": $13,552.34.

All of the above property being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.

Whereas, such Judgment orders such real property to be sold by the undersigned to satisfy the total amount of the Judgment;

Now, therefore, public notice is hereby given that I, BRUCE D. ZUCHOWSKI, Sheriff of Portage County, Ohio, will sell the parcel and manufactured home, at public auction, for cash, to the highest bidder of an amount that equals at least $13,552.34 for the property identified as permanent parcel 36-037-00-00-028-000 and 1994 Skyline Spruce Ridge Supreme manufactured home at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266 on the 10th day of July, 2023 at 11:00 a.m. If any parcel does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions as the first sale and at the same time of day and at the same place, on the 24th day of July, 2023, for an amount that equals at least $13,552.34.

PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.

TERMS OF SALE: CASH

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
