Amount of Judgment, the fair market value of the parcels, as determined by the county auditor, $31,100 plus costs of the foreclosure proceedings, $1,500.00; “MINIMUM BID”: $32,600.00

All of the above properties being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.

Whereas, such Judgment orders such real property consisting of the specified parcel to be sold together by the undersigned to satisfy the total amount of the Judgment;

Now, therefore, public notice is hereby given that I, BRUCE D. ZUCHOWSKI, Sheriff of Portage County, Ohio, will sell said parcel identified as permanent parcel number(s): 26-408-00-00-005-004 at public auction, for cash, to the highest bidder of an amount that equals at least $32,600.00 for the property. SALE DATE, TIME AND LOCATION: The sale will be held on may1, 2023 at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, OH 44266 at 11:00 AM. in the room located off the lobby.

In the event the property does not receive a sufficient bid at the first sale, it shall be offered for sale under the same terms and conditions as the first sale and at the same of day and at the same place on MAY 15, 2023 for an amount that equals at least $32,600.00

PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.

TERMS OF SALE: CASH

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
