In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, April 24, 2023, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, May 8, 2023 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Garrettsville to-wit:

Beginning at an iron pipe found in the South right of way line of Atwood Place Street and the West right of way line of Windham Street, said iron pipe being 30 feet from the centerline of Atwood Place and 33 feet from the centerline of Windham Street; thence South 53 degrees 25' West, along the South right of way line of Atwood Place, a distance of 300.50 feet to an iron pipe at the Southwest corner of lands of J. & C. Eshelman, which is the true place of beginning; thence South 36 degrees 35' East at right angles to the South line of Atwood Place Street along Eshelman's line, a distance of 86 feet to an iron pin; thence South 53 degrees 25' West parallel with the South line of Atwood Place Street, a distance of 68 feet 3 inches to a point; thence North 36 degrees 35' feet West, a distance of 86 feet to a point in the South line of Atwood Place Street; thence North 53 degrees 25' East along the South line of Atwood Place Street, a distance of 68 feet 3 inches to the place of beginning and containing .11 acres of land, more or less, and being a part of Subdivision No. 7 of Original Lot No. 1, Nelson Township by J. Cole's Plat of Garrettsville, Plat Volume 2, Page 7 of Portage County Records.

Beginning at an iron pipe found in the South right of way line of Atwood Place Street and the West right of way line of Windham Street, said iron pipe being 30.00 feet from the centerline of Atwood Place Street and 33.00 feet from the centerline of Windham Street; thence S. 53 deg. 25' W., an at right angles to the West right of way line of Windham Street and along the South right of way line of Atwood Place Street, a distance of 240.50 feet to an iron pipe and the true place of beginning; thence S. 36 deg. 35' E., at right angles to the South line of Atwood Place Street and parallel with the West right of way line of Windham Street, a distance of 86.00 feet to an iron pipe; thence S. 53 deg. 25' W., parallel to the South line of Atwood Place Street, a distance of 60.00 feet to a point; thence N. 36 deg. 35' W., 86.00 feet to a point in the Southerly line of Atwood Place Street; thence N. 53 deg. 25' E., along the Southerly line of said Atwood Place Street, a distance of 60.00 feet to the place of beginning and containing 0.118 acres and being part of Subdivision No. 7 of Original Lot No. 1, Nelson Township by J. TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
