Whereas, Judgment of Foreclosure has been rendered against a certain parcel of real property for taxes, assessments, charges, penalties, interest, and costs as follows:

Amount of Judgment (1) for Taxes: $22,273.00; (2) for Court Costs and Fees: $3,530.84; “MINIMUM BID”: $25,803.84.

Name and address of last known owner: Marlene A. Tromczynski, 925 West Main Street, Kent, Ohio 44240.

All of the above property being subject to restrictions, covenants, limitations, conditions, easements, and rights of way of record, running with the land.

Whereas, such Judgment orders such real property to be sold by the undersigned to satisfy the total amount of the Judgments;

Now, therefore, public notice is hereby given that I, Bruce D. Zuchowski, Sheriff of Portage County, Ohio, will sell each parcel, at public auction, for cash, to the highest bidder of an amount that equals at least $25,803.94 for the property, at the Portage County Justice Center, 8240 Infirmary Road, Ravenna, Ohio 44266 on 3rd day of April 2023 at 11:00 am. If any parcel does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions and at the same place on the 17th day of April 2023, for an amount that equals at least $25,803.94 for the property.

PUBLIC NOTICE IS HEREBY GIVEN THAT ALL SUCH REAL PROPERTY TO BE SOLD AT PUBLIC AUCTION MAY BE SUBJECT TO A FEDERAL TAX LIEN THAT MAY NOT BE EXTINGUISHED BY THE SALE.

TERMS OF SALE: CASH

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
