In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, September 19, 2022, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, October 3, 2022 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:
PARCEL ONE:
Situated in the Township of Freedom, County of Portage and State of Ohio:'And known as being a part of Township Lot No. 2, and bounded and described as follows:
Beginning at an iron pipe at the Southeast corner of said Lot No. 2 and running thence N. 88 deg. 48' W., along the lot line and in the center of Highway No. 233, a distance of 290.40 feet to a point, which is the principal place of beginning for the following described premises; thence N. 1 deg. E., 303.03 feet to an iron pipe and passing over an iron pipe on the North line of the highway; thence N. 88 deg. 48' W., 178.45 feet to an iron pipe; thence S. 1 deg. W., 303.03 feet to the lot line in the center of the highway and passing an iron pipe on the North line of the highway; thence S. 88 deg. 48' E., on the lot line in the center of the highway 178.45 feet to the place of beginning and containing 1.241 acres of land as surveyed by M. Stevens, #260.
PARCEL TWO:
Situated in the Township of Freedom, County of Portage and State of Ohio:
Being part of Lot No. 2, beginning at an iron pipe at the Southeast corner of Lot No. 2, in said Freedom Township, said pipe being on the township line between Windham and Freedom; thence N. 88 deg. 48' W., along the centerline of Hewins Road and the South line of Lot No. 2, 468.85 feet to a point, the true place of beginning for the following conveyance; thence continuing N. 88 deg. 48' W., along the centerline of Hewins Road and South lot line, 178.45 feet to a point; thence N. 0 deg. 00' E., (passing over an iron pipe set at 30.00 feet) 303.03 feet to an iron pipe set on the South property line of lands now or formerly owned by H. C. Ruffing; thence S. 88 deg. 48' E., along said Ruffing's South line 178.45 feet to an iron pipe; thence S. 1 deg. 00' W., (passing over an iron pipe at 273.03 feet) 303.03 feet to the center line of Hewins Road and South line of Lot No. 2, the true place of beginning and containing 1.241 acres of land as surveyed by Marvin F. Stevens, Reg. Surveyor No. 260.

Said Premises Located at 8065 Hewins Rd., Garrettsville, OH 44231.
Said Premises Appraised at $155,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
