Kathleen Sykes Skeans aka Kathleen Sykes-Gothe, Successor Trustee of the Robert Michael Skeans Revocable Trust D/O 9/17/2007, et al.
In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, August 29, 2022, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, September 12, 2022 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

And known as being a part of Lot No. 39 in said township and being bounded and described as follows:
On the North by the center of the public highway running from the center of Brimfield to the center of Tallmadge; on the East by lands now owned by Richard and Chris Myers; on the South by lands now owned by Sunny Hills Golf and Recreation, Inc., and on the West by lands now owned by Paul and Joyce Carr and comprising 12.10 acres of land.
EXCEPTING THEREFROM THE FOLLOWING DESCRIBED PREMISES:
Situated in the Township of Brimfield, County of Portage and State of Ohio:
Being part of Lot 39 in said township and bounded and described as follows:
Beginning at a point at the intersection of Northeasterly corner of said Lot 39 and centerline of C.H 18, Tallmadge Road; thence N. 89 deg. 21' 16" W., along the Northerly line of said Lot 39 and centerline of C.H. 18, a distance of 1217.24 feet to a point at the Northwesterly corner of land now or formerly owned by Paul E. and Joyce Carr (Vol. 890, Pg. 81) which marks the true place of beginning for the following described parcel of land; thence S. 89 deg. 21' 16" E., along the Northerly line of Lot 39 and centerline of C.H. 18, a distance of 100.00 feet to a point; thence S. 00 deg. 06' 51" (passing over a 1/2" iron rod set at 30.00 feet), a distance of 435.62 feet to a 1/2" iron rod set; thence N. 89 deg. 21' 16" W., a distance of 100.00 feet to a 1/2" iron rod set in the Easterly line of said Carr (passing over a 1/2" iron pipe found at 397.81 feet), a distance of 435.62 feet to the true place of beginning, containing 1.000 acres of land, more or less, as surveyed August 26, 1988 by Al Szuch & Associates, Registered Surveyor No. 5398.

Said Premises Located at 752 Tallmadge Road, Kent, OH 44240.
Said Premises Appraised at $210,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
