In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, March 28, 2022, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, April 11, 2022 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:
Situated in the City of Kent, County of Portage and State of Ohio, being part of Lot Number Thirty-one (31) in Franklin Township and further described as follows:
Beginning at an iron pipe in the East line of Depeyster Street at the Southwest corner of land now or formerly owned by C. or C. Canfield and being South 10 degrees 37 minutes 49 seconds West, 126.31 feet from an iron pipe at the intersection of said road line with the South line of Crain Avenue; thence South 87 degrees 43 minutes 56 seconds East, 118.68 feet along the South lines of Canfield and W. or D. Tassone to an iron pipe set at Tasson's Southeast corner in the West line of land owned by L. Little; thence South 88 degrees 58 minutes West, 58.33 feet to an iron pipe at Little's Southeast corner in the South line of Lot Number Thirty-one (31); thence North 88 degrees 21 minutes 40 seconds West, 120.59 feet along the South line of Lot Number Thirty-one (31) to the East line of Depeyster Street; thence North 10 degrees 37 minutes 49 seconds East, 59.89 feet along the East line of Depeyster Street to the beginning, containing 0.161 acres of land, more or less, subject to all legal highways, as surveyed in October 2000 by Edward J. Collier, Registered Surveyor No. 7141.

Said Premises Located at 503 N. Depeyster St., Kent, OH 44240.
Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
