In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, March 28, 2022, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, April 11, 2022 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

E. Railroad; thence North 24 degrees 35 07 West along the East line of the W. and L. E. Railroad, a distance of 103.81 feet to a 5/8 iron rod set; thence continuing along the East line of the W. and L. E. Railroad, deflecting to the right along the arc of a circular curve having a radius of 2864.79 feet, a chord of 227.17 feet and a chord bearing North 22 degrees 18 47 West, a distance of 227.24 feet to a 5/8 iron road set at the Southwest corner of land now or formerly owned by R. M. and V. L. Burdacki (Vol. 1039, Pg. 758); thence South 86 degrees 03 00 East along the South line of said Burdacki (passing over a 5/8 iron rod set at 20.00 feet) a distance of 478.24 feet to a 5/8 iron rod set in the West line of land now or formerly owned by D. E. Baker (O.R. 75, Pg. 774); thence South 05 degrees 27 15 West along the West line of said Baker, West line of land now or formerly owned by F. Jr. and D. E. Klettlinger (Inst. 2002-08122) and D. F. or C. A. Klettlinger (O.R. 514, Pg. 890) a distance of 454.75 feet to a 5/8 iron rod found at the Northeast corner of land now or formerly owned by C. A. Klettlinger (Inst. 2002-30104); thence North 86 degrees 03 00 West, a distance of 300.61 feet to a 5/8 iron rod found at the Northwest corner of said C. A. Klettlinger; thence South 16 degrees 41 35 East along the West line of C. A. Klettlinger a distance of 217.82 feet to the true place of beginning, containing 6.3049 acres of land, more or less, as surveyed and described August 26, 2004 by Rob A. Szuch, Registered Professional Surveyor Number 7288.

TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
