In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, February 28, 2022, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, March 14, 2022 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.
The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

And known as being part of Lot 7 and 8 of Division 4 in said township, further bounded and described as follows:
Beginning at a 5/8" iron pin found on the centerline of Williams Road at its intersection with the West line of said Lot 8 of Division 4; thence North 0 degrees 14' 21" West, along the East line of land conveyed to C. and J. Hensley by deed recorded in Volume 502, Page 1093 of Portage County Records of Deeds, and along the East line of land conveyed to Deerfield Lands, Ltd, by deed recorded in Volume 1130, Page 976 of Portage County Record of Deeds and passing over a 1/2" iron pipe found at 34.53 feet, a distance of 1863.07 feet to a 3/4" iron pin found at the Southwest corner of land conveyed to the Rastok Family Trust by deed recorded in Volume 1121, Page 283 of the Portage County Records; thence North 89 degrees 58' 57" East, along the South line of said Rastok Family Trust land, a distance of 456.75 feet to a 5/8" capped rebar set; thence South 0 degrees 05' 00" East, a distance of 909.78 feet to a 5/8" capped rebar set; thence South 89 degrees 55' 00" West, a distance of 293.90 feet to a 5/8" capped rebar set; thence South 0 degrees 05' 00" East and passing over a 5/8" capped rebar set at 957.76 feet, a distance of 989.40 feet to a point on the centerline of said Williams Road; thence North 71 degrees 32' 12" West, along said road centerline, a distance of 80.00 feet to a point; thence North 82 degrees 18' 12" West, continuing along said road centerline, a distance of 82.69 feet to a point and the true place of beginning and containing therein 13.0477 acres of land (of which 12.8697 acres lie within Lot 7 and 0.1780 acres lies within Lot 8) as surveyed in July, 2000 by Jerry W. Daniel, Registered Surveyor No. 6222. Bearings are to an assumed meridian and are used to denote angles only.

TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
