The following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:
Known as being all of a 0.399 acre tract now or formerly owned by K. Hout & M. Jones recorded in File #200518071 and all of a 0.139 acre tract now or formerly owned by R. E. Helming as recorded in O.R. 463, Page 729 in the Portage County Recorder's Offie. Also known as part of Lot 15, South Division of Ravenna Township, Portage County, Ohio and being more fully described as follows:
Beginning at a 1 1/2" bar found at the intersection of the South line of Lincoln Avenue and the West line of Day Street; thence South 03 deg. 09' 00" West, 316.29' measured along the West line of said Day Street to a 1" pipe found at the Northeast corner of said 0.399 acre tract and the true place of beginning of the tract herein described; thence continuing along the West line S. 03 deg. 09' 00" W., 110.00' to a 2" pipe found at the Southwest corner of said 0.139 acre tract; thence continuing along the South line of said 0.139 acre tract North 86 deg. 59' 45" West, 213.00' to a 2" pipe found at the Southwest corner; thence North 03 deg. 09' 00" East, 110.00' to a 2" pipe found at the Northwest corner of said 0.399 acre tract; thence along said Northline South 86 deg. 59' 45" East, 21300' to a 1" pipe found and the true place of beginning of the tract herein described containing 0.538 acres more or less as surveyed by Bradley K. Harper, P.S. #7901 in September 2005. Bearings based on the West line of Day Street as per Trocchio survey (South 03 deg. 09' 00" West). All others relative using found monumentation and/or calculations. All pins set are 30" x 5/8" rebar with "Harper" cap unless otherwise noted. Reference documents include:

The sheriff's office nor any affiliate have access to the inside of said property.
Said Premises Located at 529 Day St., Ravenna, OH 44266.
Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
