The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:
Beginning at a point in the intersection of the centerline of TH 59, known as Bandy Road and TH 58, known as Wagner Road, said point also being the Southeast corner of Lot No. 35; thence N. 1 deg. 30' 59" W. along the centerline of Bandy Road and the East line of Lot No. 35, a distance of 2138.62 feet to the true place of beginning; thence S. 88 deg. 09' 35" W. parallel with the North line of property now or formerly belonging to Ira and Allie Lower, and passing over an iron pipe set 30 feet from said centerline, a distance of 460.37 feet to an iron pipe in the United States Government, taking line; a distance of 150.00 feet to a concrete monument in the property line between Dorothy L. Ward and property now or formerly belonging to Ira and Allie Lower; thence N. 88 deg. 09' 35" E. along said property line and passing over a wood corner post 30 feet from the centerline of Bandy Road, a distance of 393.26 feet to said centerline; thence S. 1 deg. 30' 59" E. along the centerline of Bandy Road and the East line of Lot No. 35, a distance of 135.58 feet to the true place of beginning, containing 1.328 acres; thence N. 24 deg. 49' E. along the United States Government taking line, aka 511 N. Bandy Road, North Benton, Ohio 44449.

Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: CASHIER CHECKS ONLY
If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)
Deposit required by Third Party Purchasers are as follows:
If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).
Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).
Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)
The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)
The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.
The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
