In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, May 23, 2022, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, June 6, 2022 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

Located in Subdivision 1, Lot 9, S.E. Edinburg Township, Portage County, Ohio and being further described:

Beginning at an iron rod found at the N.W. corner of Subdivision 1, Lot 9, S.E. on the center of T.H. 121 (Clark Road) see R.S. 11116; thence S. 89 deg. 46' 50" E., a distance of 450.03 feet along the centerline of T.H. 121 to an iron spike at the N.W. corner of a 30.00 acre parcel previously deeded from this property; thence S. 1 deg. 12' 20" E., a distance of 2173.06 feet to an iron pin on the South line of Edinburg Township at the S. W. corner of the above mentioned 30.00 acre parcel; thence, West a distance of 497.80 feet along the South line of Lot 9 to an iron pin at the S.W. corner of Subdivision 1, Lot 9 S.E.; thence, N. 0 deg. 27' W., a distance of 2174.27 feet along the West line of Subdivision 1 to the place of beginning and containing 23.177 acres of land as surveyed by Terrence M. Hohnhorst, Reg. Professional Land Surveyor No. 5065 in November of 1968.

Said Premises Appraised at $145,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
