Seven Seventeen Credit Union, Inc.

vs.

Steven A. Sabo, aka Stephen A. Sabo, et al.

In pursuance of an Order of Sale in the above entitled action, the sale will be conducted on the official public sheriff sale website, which is operated by Real Auction, http://Portage.Sheriffsaleauction.Ohio.gov. The process & procedures under which these sales will be completed are detailed at the Real Auction Website. The sale is scheduled for Monday, October 18, 2021, at 11:00 A.M. If any parcel does not sell (NO BID) or receive sufficient bid, it shall be offered for sale, on Monday, November 1, 2021 at 11:00 A.M. to the highest bidder no minimum bid, but subject to ORC 2329.21, relating to costs, allowance and real estate taxes.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

 

Situated in the Township of Ravenna, County of Portage, State of Ohio, being part of Lot 4, North Division in said township and described as follows:

Beginning at an iron pipe found in the North line of Ravenna Township and North line of Lot 4, North Division, at the intersection of the centerline of C.H. 154 Lake Rockwell Road and C.H. 164 Infirmary Road; thence S. 17 deg. 53' 00" W. along the centerline C.H. 164, a distance of 258.00 feet to a point at the Southwest corner of land now or formerly owned by B. L. Sabo (O.R. 528, Pg. 243) which marks the true place of beginning for the following described parcel of land; thence continuing S. 17 deg. 53' 00" along the centerline of C.H. 164, a distance of 156.31 feet to a point at the Northeast corner of land now or formerly owned by C. B. or K. A. Prichard (2007 10262); thence 81 deg. 47' 11" W., along the North line of said Prichard (passing over a iron pipe found at 29.84 feet), a distance of 447.19 feet to a 1/2" iron rod found at the Southeast corner of land now or formerly owned by R. M. Parker (2003 35278); thence N. 00 deg. 01' 41" E. along the East line of said Parker, a distance of 153.47 feet to a 1" iron pipe found at the Southwest corner of the aforementioned Sabo; thence S. 82 deg. 02' 18" E. along the South line of Sabo (passing over a 5/8" iron rod set at 464.85 feet), a distance of 495.30 feet to the true place of beginning and containing 1.6551 acres of land, more or less, as surveyed and described April 16, 2010 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

The sheriff's office nor any affiliate have access to the inside of said property.

Said Premises Located at 7749 Infirmary Road, Ravenna, OH 44266.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
