In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate Stephen J. Smith's Courtroom, Courtroom C” in Ravenna, in the above named County, on Monday, August 27, 2018, at 11:00 A.M.

The following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Aurora to-wit:

 

PARCEL NO. 1:

Situated in the Township of Aurora, County of Portage and State of Ohio and further described as being located in Lot 24, Aurora Township and further described as follows:

Beginning at the N.W. corner of Lot No. 24; thence South, a distance of approximately 507.2 feet along the West line of Lot 24, and the center line of S.R. 306 (North Chillicothe Rd.) to the S.W. corner of Langmyer's Allotment as recorded in Volume 5, Page 34 of the Portage County Records of Plats, which is the true place of beginning; thence South 89 deg. 50 min. 45 sec. E., a distance of 372.24 feet along the South line of said Langmyer's Allotment to an iron pipe and passing over an iron pipe found 30.00 feet from the center line of Chillicothe Road; thence South 0 deg. 09 min. 15 sec. W., a distance of 177.24 feet to an iron pipe; thence South 85 deg. 44 min. W., a distance of 372.80 feet to the center line of Chillicothe Road and passing over an iron pipe 30.08 feet from said center line; thence North a distance of 205.94 feet along the center line of Chillicothe Road to the place of beginning and containing 1.636 acres of land as surveyed by a Kenneth Boydell, Registered Surveyor No. 4434, be the same more or less, but subject to all legal highways.

Situated in the Township of Aurora, County of Portage and State of Ohio and known as Sublot No. 1 of Langmyer's Allotment of a part of Lot No. 24, Aurora Township, as the same is platted and recorded in Plat Book No. 5, Page 34, Portage County Records of Plats, as appears by said plat.

The sheriff's office nor any affiliate have access to the inside of said property.

Said Premises Located at 290 N. Chillicothe Rd., Aurora, OH 44202.

Said Premises Appraised at $70,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: CASHIER CHECKS ONLY

If the Judgment Credit is the purchaser at the sale, they shall not be required to make a sale deposit. (ORC 2329.21)

Deposit required by Third Party Purchasers are as follows:

If appraised less than or equal to ten thousand dollars ($10,000.00) the deposit shall be two thousand dollars ($2,000.00).

Greater than ten thousand dollars ($10,000.00), but less than or equal to two hundred thousand dollars, the deposit shall be five thousand dollars ($5,000.00).

Greater than two hundred thousand dollars ($200,000.00) the deposit shall be ten thousand dollars ($10,000.00)

The purchaser shall submit to the selling officer a Purchaser Information Form. The Plaintiff should have the form prepared in advance of the sale to present to the Sheriff conducting the sale at the time of sale. (ORC 2923.71)

The purchaser shall be responsible for costs, allowance and taxes that the proceeds of the sale are insufficient to cover.

The Purchaser must pay balance due within thirty (30) days of the confirmation of sale. (ORC 2329.30)
